What it is

A buyer representation agreement puts the working relationship between you and your buyer in writing. It sets out what the agent will do, how and how much the agent will be paid, how long the agreement lasts and whether it's exclusive. Many agents are now required to have one signed before showing homes to a buyer.

When it's used

  • Before the first showing with a new buyer
  • When the buyer and agent agree to change the terms
  • When the agreement expires and needs to be renewed

What's on it

  • The buyer's and agent's names
  • The length of the agreement and the area it covers
  • How much the agent is paid and who pays it
  • What the agent will do and how either side can end it

Tips and common mistakes

  • Explain the agreement clearly so the buyer knows what they're signing
  • Make sure the pay amount is clear and agreed to
  • Track the end date so the agreement doesn't lapse during a search
  • Keep a signed copy in the client file before the first showing

How your Akoni VA handles it

Your VA sends the agreement to new buyers, tracks signatures, reminds you before it expires and keeps the signed copy in the client's file.
