01About these terms

These Terms and Conditions ("Terms") are between you and [LEGAL ENTITY NAME AND TYPE] doing business as Akoni Virtual. By using akonivirtual.com or buying our services you agree to these Terms. Our services are sold to businesses and real estate professionals, not for personal or household use. The VA Services Agreement you sign is the main contract for your services. If it conflicts with these Terms, the signed agreement wins.

02Our services

Akoni Virtual provides a dedicated virtual assistant (VA) for up to 35 hours per week, plus access to our VA Command Center tools, to help real estate agents with administrative work such as paperwork tracking, scheduling, follow-up, CRM updates and client communication. The full list of what is and is not included is in your signed agreement.

03Service limitations

• Your VA is an administrative assistant, not a licensed real estate agent, attorney, escrow officer, accountant or tax advisor, and will not give legal, tax or financial advice.
• Your VA will not perform any activity that requires a real estate license. You stay responsible for licensed activities, client advice and compliance with your brokerage's rules.
• Document pages, calculators and guides on this website are general information only and may not match your state, brokerage or the latest form versions.
• We do not guarantee any number of closings, leads, income or other business results.

04Purchasing services

You buy services by signing the VA Services Agreement online and paying the setup fee through Stripe. Your purchase is accepted when the agreement is countersigned by Akoni Virtual. We may decline any order, for example if we cannot staff it.

05Payment and subscription billing

• Setup fee: a one-time $300 fee, charged when you sign.
• Monthly fee: $500 per month, charged automatically to the card saved with Stripe, starting on your service start date (after the one-week setup) and then on the same day each month.
• Automatic renewal: the monthly fee continues for the term in your agreement and then renews month to month until you cancel as described in the Refund & Cancellation Policy.
• Fixed fees: our fees do not depend on your sales, commissions or closings.
• Failed payments: if a charge fails we will contact you. We may pause services until the balance is paid.
• Price changes: we will give at least 30 days' written notice before any price change takes effect for you.

06Your responsibilities

• Give accurate information and keep your contact and payment details current.
• Give your VA the access, instructions and timely answers needed to do the work.
• Review and approve anything your VA prepares before it is sent to clients or signed.
• Follow real estate, privacy, telemarketing and anti-spam laws that apply to your business, including any calls or texts your VA makes for you.
• Only share client information you have the right to share.

07Account access and security

If we give you logins (for example to the VA Command Center or client portals), keep them private and tell us right away if you think someone else has used them. You are responsible for activity under your logins. Give your VA only the system access needed for the work, and change or remove access when you no longer need it.

08Service interruptions

We try to keep services running smoothly, but interruptions can happen, for example from internet or software outages, third-party tools, illness, holidays or events outside our control. When a VA is unavailable for an extended time we will work to provide a backup. We are not responsible for delays caused by events beyond our reasonable control.

09Intellectual property

The website, VA Command Center, templates and branding belong to Akoni Virtual. Work your VA creates specifically for your business is yours once paid for. You may not copy or resell our tools or materials.

10Disclaimer and limitation of liability

Except as stated in your signed agreement, services and the website are provided "as is." To the fullest extent allowed by law, Akoni Virtual is not liable for indirect, incidental, special or consequential damages, or for lost profits, lost commissions or lost data. Our total liability for any claim is limited to the fees you paid us in the three months before the claim. Some laws do not allow these limits, so they apply only as far as the law permits.

11Termination and cancellation

Cancellation, early termination and refunds are covered by your signed agreement and our Refund & Cancellation Policy. We may suspend or end services if you do not pay, break these Terms, or ask the VA to do something unlawful or unsafe.

12Dispute resolution

If you have a problem, please email akonivirtual@gmail.com first. Both sides agree to try to resolve any dispute informally for 30 days. If that does not work, either side may bring a claim in the state or federal courts located in [CALIFORNIA COUNTY FOR DISPUTES], California, or in small claims court if the claim qualifies.

13Governing law

These Terms are governed by the laws of the State of California, without regard to its conflict-of-law rules.

14Changes

We may update these Terms by posting a new version here with a new effective date. Changes do not affect a signed agreement unless both sides agree in writing.
